What a fall tune-up includes
Furnace tune-up
Inspect and clean burners and the flame sensor, test the ignitor, check the heat exchanger, test the pressure and limit switches, check the blower and capacitor, measure temperature rise, check gas pressure, inspect the venting and flue, clear the condensate trap on high-efficiency units, and replace the filter.
Hot-water boiler service
Clean the burners and flue passages, test the relief valve and expansion tank, check system pressure and the fill valve, check circulators and zone valves, bleed air from the loops, inspect for leaks and run a combustion test.
Steam boiler service
Flush and test the low-water cutoff, check the pressuretrol and pigtail, inspect the sight glass and auto feeder, check main and radiator vents, look at the water quality, skim if needed, and verify the near-boiler piping and pitch.
Thermostat and controls check
Verify the thermostat calls correctly, check the wiring and any zone controls, and confirm every zone responds.
Combustion and carbon monoxide safety test
Analyze the flue gases on gas equipment and check for spillage at the draft hood or vent so you know the system is safe as well as running.
